PRAIRIE CANYON

PROJECT DESCRIPTION

Prairie Canyon is Prime Development’s newest planned neighborhood of 191 homes, located on a 91-acre tract of land south of College Boulevard in the vicinity of Valley Parkway. It is adjacent to Southglen neighborhoods of Cedar Creek on the west, and the heavily wooded Little Cedar Creek greenway to the north.

North portions of the land are generally open. South portions are wooded, with steep slopes and dense woods adjacent to Little Cedar Creek and tributaries. A forested creek channel affords natural demarcation between Prairie Canyon and the neighborhoods of Cedar Creek. Over 30% of the site will be preserved as natural open space.

The terrain is marked by two distinct ridges divided by natural stream corridors to be planted with native grasses and wildflowers to provide wildlife habitat and natural beauty for the enjoyment of residents.

Prairie Canyon is comprised of two distinct neighborhoods of maintenance-provided homes:

    • The west ridge at Prairie Canyon will be occupied by 105 single-family homes with three-car garages and 3,000-3,500 SF of finished living area. Most will be reverse 1.5-story floor plans, with values estimated to be $700,000 to $1 million. This part of Prairie Canyon was inspired by Prime Development’s popular Canyon Creek Point neighborhood, located on Prairie Star Parkway, west of Canyon Creek Boulevard. Lots average over one-quarter acre in size, and most back to common areas or feature panoramic vistas of Little Cedar Creek valley beyond.
    • The east ridge at Prairie Canyon will be occupied by 86 smaller single-family homes with two or three-car garages and 2,500-3,000 SF of living area, with values currently estimated to range from $600,000 to $800,000. Like larger homes to the west, most of these homes back to common area and feature views of open space.

Villa homes on the east ridge at Prairie Canyon will be similar to two active Prime Development neighborhoods in Lenexa: Silverleaf, located at the northeast corner of 95th & Monticello, south of Lenexa Lake (https://silverleafks.com), and Canyon Creek Forest at 98th Street and Shady Bend (https://canyoncreekforestks.com).
